Most formats below have their own page in each city we work in, with the rates and the delivered work that apply there; healthcare and coworking have Hyderabad pages so far. Start with the format; the city pages carry the local detail.

Counters and kiosks fabricated off site and installed in the mall's access windows.
Guest rooms, bathrooms, lobbies and hotel restaurants, priced per key and per sq ft.
Clinics planned around clinical zoning and flows, with engineering by our partner EPMCR; coworking and managed offices planned around desk density.
City overviews: commercial interiors in Hyderabad and commercial interiors in Chennai. For what a turnkey contract covers and what it leaves out, see turnkey commercial fit-out.
Finished photographs from completed projects, each with its own case study. Durations are recorded delivery from signed scope to handover, not estimates.

Also delivered, without finished photography to show here: La Pino’z Pizza, three outlets in Hyderabad at Kokapet, Mokila and Q City, and Dessert Addictions, a dessert café in Chennai. We are also contracted for a seven-site branch fit-out programme in the Godavari region of Andhra Pradesh — in progress, not delivered, and reported week by week until each site hands over. Durations for Hyderabad’s commercial work are listed together on Hyderabad commercial projects.
A commercial fit-out is judged on the day it opens. The programme is built backwards from that day, and you can see every week whether it is holding.
With the floor plate and your landlord’s or mall’s fit-out guide, we can say what sits inside the fit-out scope, what the landlord carries, and what the approval route will do to the programme — before anything is priced.
Quantities, rates, named hardware and the material grade for each zone, with a written exclusions list. Anything outside the signed BOQ is a variation, costed and confirmed in writing before it is built.
Fabrication that can be made off site is made off site, approvals go on the critical path at the start, and trades are sequenced to the building’s or mall’s access windows.
Hours worked each day, what either side still owes, what cost the programme time, and dated photographs. One real week, from the Cha Republic kiosk: 49 hours over six working days, with Friday cut to a half day by a site power interruption. See the full report.
A closed snag list, as-built drawings, the electrical layout and warranties with models named. How each stage runs is set out on how a project runs.
Every figure below is copied from the page linked beside it, with the basis that page states. They are planning ranges; the binding figure comes from an itemised BOQ against your measured site.

Offices and workplaces, restaurants, cafés and QSR outlets, retail stores and showrooms, mall kiosks and counters, hospitality, and coworking floors. On healthcare projects, engineering design comes from our partner EPMCR and AlcorOne holds the BOQ, the site and the trades. Our published delivered record covers offices, restaurants and cafés, and mall kiosks; we have not yet published a delivered retail store, so we do not cite one.
Hyderabad, Chennai, Bengaluru, Visakhapatnam and Rajamahendravaram. We run four offices — Chennai (head office), Hyderabad, Visakhapatnam and Rajamahendravaram — and each city has its own pages for offices, restaurants, retail, showrooms, mall kiosks and hospitality, linked from the format list on this page.
The programme is planned backwards from the date you need to trade or move in, against an itemised BOQ you sign before work starts. Landlord or mall approvals are put on the critical path at the start, and every week you receive a written report with the hours worked each day and dated photographs, so a slipping week is visible in the week it slips.
5,450 sq ft — the KG360 office in Chennai, delivered in roughly 12 weeks. We have not delivered a 10,000 sq ft office, so any duration we gave for one would be an estimate rather than a record; your own programme is estimated at BOQ stage and confirmed in writing.
Yes. Offices are published at ₹3,000–10,000 per sq ft of carpet area, all-in including MEP, HVAC and loose furniture, exclusive of GST. Retail, F&B, mall and hospitality formats each have their own published band and timeline on the pages linked in the rates table above. The binding figure always comes from an itemised BOQ against your measured site.
Yes. The Cha Republic kiosk at Aparna Neo Mall, Shamshabad was delivered in four weeks inside a trading mall: steel, joinery and glazing were made off site and brought in as assemblies, and work was sequenced into the mall's access windows with the atrium cleared for trading each morning.
Tell us the format, the city and the day you need to open or move in. A principal will come back with the scope questions that decide the number, and then an itemised BOQ with a written exclusions list.
