Yes, on a floor-by-floor or block-by-block basis with hoarding, separate worker access and agreed noise windows. Expect roughly 20 to 40% longer than the same scope in a vacant property, because working hours are restricted and set-up and clean-down happen every day rather than once. We agree the maximum rooms out of inventory with you before mobilising, since that number, not our labour capacity, sets the programme length.
Why build a prototype room before the rest?
Because a guest-room fit-out is a repeated product, and every error repeats with it. The prototype locks dimensions, finishes, socket and switch positions, hardware, and the housekeeping details that only surface when someone tries to clean the room. A problem found in room one costs a week. The same problem found in room thirty costs the programme and the budget.
How is guest-room joinery specified differently from residential?
For abuse and for cleaning, not for appearance. Suitcase impact on skirtings and bed bases, wet towels on vanity tops, and daily chemical cleaning are loads no home imposes. That means moisture-resistant substrates, fully sealed machine-banded edges with no open joints, and surfaces selected so a damaged panel can be repaired in place rather than requiring the room to be stripped.
Does a sea-facing property need a different specification?
Yes, and it should be surveyed rather than assumed. Sea-facing rooms, balconies and outdoor-adjacent public areas need marine-grade substrate and stainless hardware; inland-facing rooms in the same building often do not. Applying the heaviest specification uniformly wastes money, and applying the lightest uniformly means rust-bleed in the sea-facing bathrooms within a year — and a room out of service to fix it.
Do you work with an appointed hospitality designer or brand standard?
Yes. We execute to a designer's intent or an operator's brand standard, producing the shop drawings, material submittals and prototype for approval against it.
