AlcorOne publishes its office rate instead of quoting it only on request: ₹3,000–10,000 per sq ft of carpet area, exclusive of GST. The four grades below apply in every city we execute in — Bengaluru differences sit inside the band rather than shifting it, and which grade a floor plate falls into is decided by specification and programme, not by headcount.

The band is all-in on the four heads that make up an office fit-out: partitions, ceilings, flooring and joinery; electrical, lighting, fire and data; HVAC; and loose furniture and workstations. Outside it sit GST, landlord deposits and fit-out charges, statutory NOC and fire clearance fees, anything in the landlord's base-building scope, IT active hardware and end-user devices, pantry appliances, and access control, CCTV or BMS integration — those are quoted as named lines rather than assumed inside the rate. This matters when comparing quotes, because a rate that leaves HVAC and furniture out is not a lower price, it is a smaller scope. In Bengaluru that single question sets most of the fit-out programme. A park tenancy hands you a rulebook and a security perimeter; a standalone building hands you a landlord and a negotiation.
Bellandur, Marathahalli, Whitefield, Sarjapur Road and Electronic City are largely park and campus tenancies. Work runs to the park's own fit-out manual: approved contractor lists, worker access passes, goods-lift booking windows and a damage deposit against common areas. None of it is difficult, and all of it is sequential.
MG Road, Indiranagar, Koramangala, Jayanagar and Malleshwaram hold smaller floors in buildings with a single owner. There is more latitude on working hours and less on lift size and power headroom, so the survey matters more than the manual.
A park tenancy front-loads approvals and then runs predictably; a standalone building starts faster and carries more survey risk. Which one you are in decides whether the early weeks are spent on submissions or on site, and the programme is built accordingly.
No. Our completed office projects are in Chennai — KG360 and Vridhi Siruseri, the latter 600 sqft of premium fit-out delivered in five weeks — and our only delivered Bengaluru project is a villa interior. The photography on this page is labelled as Chennai for that reason. If a delivered Bengaluru office is a shortlisting requirement, we do not meet it.
Five to ten weeks for a typical floor, depending on how much of the services scope is new. A floor with existing HVAC and ceiling in good order sits at the short end; a bare shell needing fresh routing, sprinkler modification and full electrical distribution at the long end. Building approval cycles sit on top of that.
We prepare and submit the drawing set Grade-A buildings and tech parks require, and manage the comment cycle through to sign-off, along with contractor passes and worker documentation. The approval decision is the building's; the completeness of the submission determines how many cycles it takes.
Yes, in zones with hoarding, and out of hours for anything noisy, dusty or involving the ceiling void. Expect a longer programme than the same scope on a vacant floor. We will be direct about which parts of a scope can be phased around occupation and which genuinely need the floor cleared.
Too dependent on services scope for a published rate to help. We price from an itemised BOQ after a site survey, separating services, partitions, joinery and finishes so you can see what each decision costs. For context, Bengaluru runs about 5% above Hyderabad on comparable labour and freight.
A dedicated Bengaluru project manager who owns this market alone. We do not have a Bengaluru office, and on commercial work that is worth weighing: building inspections, service-lift bookings and out-of-hours permissions all move faster when someone can attend in person, which is exactly what the resident manager is there to do.

Both. The search terms differ, but what you are choosing is where accountability sits. Design-and-build, not design-only: the working drawings, the itemised BOQ and the material specification are ours, and so are the execution and the handover. Most office interior designers in Bengaluru keep no site team, so the drawings change hands before anything is built. On a fit-out judged by a single occupancy date, that is where the date slips.
