Fitting out a home you cannot walk into is not a harder version of the same job — it is a different job, and it fails in different places. Almost none of those places are on site. They are decisions left open, authority never granted, and a reporting arrangement nobody agreed. This is the sequence we would want an owner abroad to work through, including the parts that have nothing to do with us.

This is an execution checklist. It covers appointing a contractor, controlling a project you cannot see, and accepting a home you were not present to receive.
It is not tax, FEMA or legal advice, and deliberately so. How you fund the work from overseas accounts, TDS obligations, repatriation and anything touching FEMA are matters for a chartered accountant or a lawyer who knows your jurisdiction and your circumstances. An interior contractor who offers you confident answers on those is telling you something about their judgement. Roughly six to eight weeks ahead. This phase costs almost nothing and prevents most of what goes wrong later.
Somebody has to let people in, receive deliveries, obtain the society's fit-out permission and eventually sign a snag list. Decide who that is before you need them. Many societies want that authority in writing before issuing an NOC — ask the society what form they accept, and confirm with a lawyer whether a letter of authority suffices or a formal PoA is warranted in your situation.
Not the builder's handover team and not the seller. You want photographs of every wall, the electrical points as built, the terrace slab if you are on the top floor, and any existing seepage. This is the baseline you will argue from if something is disputed later, and it cannot be reconstructed once work starts.
Working hours, permitted days, the service lift booking arrangement, the refundable deposit, whether contractors must be registered, and whether workers need ID passes. These vary enormously across Hyderabad — a Kokapet tower and an older Secunderabad walk-up are different operating environments — and every one of them affects the programme and the price.
Decide what is in and what is out before you invite quotes, not after. A decision made after quoting is a variation, and variations are precisely where a remote project loses cost control, because you are negotiating from a weaker position and across a time difference.
Four items. Every one of them is harder to add after signing than before, and all four matter more to a remote owner than to a local one.
Two quotes for the same flat are rarely comparable until they have been normalised line by line, which matters more when you cannot drop in and see the difference. The failure mode here is not bad work. It is a decision sitting unanswered in an inbox while a crew waits.

If a spouse, a parent and a sibling are all giving instructions to the site, the site will follow whichever arrived last. Nominate one person whose answer is final, and tell the contractor who it is.
Forty-eight hours is workable across most time differences. The point is not speed for its own sake — it is that an unbounded approval turns into an idle crew, and an idle crew is charged to the programme rather than to whoever caused it.
Laminate and veneer read very differently on a screen than against the actual wall. Catalogue images are not a basis for a decision you cannot revisit. Where a colour call is genuinely marginal, have your local representative look at it in person.

Handover is the phase remote owners most often under-plan, and the one where leverage disappears fastest once final payment is released.
No, and most remote projects never involve the owner on site. What is required is not presence but three things settled early: someone locally authorised to act, a specification detailed enough that decisions are not re-litigated, and a reporting cadence that lets you see progress rather than be told about it.
For fit-out work specifically, usually not — it is not a property transaction. You do need someone authorised to obtain society permissions, receive deliveries, give access and sign the snag list, and many societies want that in writing. Ask the society what form they accept, and confirm with a lawyer rather than assuming.
Against physical milestones, never calendar dates. You cannot verify a date from abroad; you can verify a photograph of completed carcass work against a BOQ line. Hold a retention until snags close, and avoid a large advance against no milestone.
Decide selections early and in a batch, and insist on physical samples photographed on site in daylight against the actual wall — not catalogue images. Agree an approval window, because a four-day answer adds four days to the programme.
A written weekly report, not photographs on demand. Photographs show something happened; a report ties dated images to a work log with hours worked and commits to what next week should deliver. Ask any contractor for a real report from a live project before appointing them.
Someone you nominate explicitly. Require a written snag list with a photograph and target date against each item, hold a retention until it closes, and collect warranties, hardware records and the as-built electrical layout before final payment.
There should not be, and being charged one is a reason to get a second quote. Published Hyderabad bands run about ₹10–15 lakh for a full 2BHK at 1,000–1,300 sq ft on a standard specification, excluding 18% GST, with Kokapet and the western micromarkets higher on larger floor plates.
