What multi-level work demands.

Level-by-level sequencing

Trades are released floor by floor so wet work upstairs never lands on finished joinery below. Getting this order wrong is the single most expensive mistake available on a villa.

Staircase as a constraint

Every panel, slab and appliance travels the staircase. Turning radius and headroom are measured at survey, and panel sizes are set to what can actually be carried up without being cut on site.

Double-height detailing

Tall feature walls, cove lighting at height, and staircase joinery need access equipment and dry-fit approvals. Retrofitting a light into a finished double-height wall is not a small correction.

Outdoor-adjacent zones

Balconies, terraces and courtyard-facing joinery carry a heavier specification than internal work. In Chennai these areas see driving monsoon rain, not just humidity.

BWP IS:710 for wet and outdoor-facing joinery, MR or BWR internally, SS 304 hardware throughout, and SS 316 where exposure is genuinely severe.

What does a villa interior cost in Chennai?

We price villas from a survey and an itemised BOQ rather than publishing a band, because built-up area, number of levels, and how much scope faces outdoors move the figure too far for a range to be useful. For calibration, a 3BHK apartment in the same specification runs ₹16–26 lakh at August 2026 rates; a villa's multi-level coordination, staircase joinery and outdoor-adjacent zones sit above that.

Why is a villa priced differently from an apartment of the same area?

Because coordination, not area, drives the cost. Work happens on several levels at once with trades blocking each other, every material travels a staircase, and outdoor-adjacent joinery carries a heavier specification. Double-height features also need access equipment and dry-fit approvals that a flat never requires.

How long does a Chennai villa project take?

Three to five months for a full turnkey scope, depending on levels and the extent of bespoke joinery. Level-by-level sequencing is what protects the schedule: releasing trades in the wrong order means wet work upstairs landing on finished joinery below, and that rework is measured in weeks.

Do outdoor and balcony areas need a different specification?

Yes. Chennai balconies and terraces take driving monsoon rain between October and December, not just ambient humidity. Outdoor-facing joinery goes on BWP IS:710 with stainless fasteners, and genuinely exposed positions move to SS 316. Applying internal-grade specification to a terrace is a guaranteed failure within a couple of seasons.

Can you work with an architect already appointed?

Yes, and on villas it is common. We take the design intent and produce execution drawings, material submittals and dry-fit approvals against it. Keeping design authority and execution accountability separate generally produces a better result, provided the interfaces between them are documented.

Who supervises the site day to day?

A site team reporting to our T. Nagar head office, in the same city as the property. On a villa this matters more than on a flat: with several levels live at once, decisions that cannot wait a week arrive almost daily.
