MR vs BWP in Coimbatore, Tiruppur, Salem and Erode: when scale changes the maths
The Kongu belt does not have a dramatic climate problem. Coimbatore in particular is one of the more comfortable places in Tamil Nadu to build. What it has instead is scale — independent houses and villas rather than compact flats, which means longer joinery runs, more linear feet of carcass, and a specification error that repeats across forty cabinets instead of twelve.
AlcorOne Solutions is an execution-first interior contracting firm delivering turnkey residential and commercial fit-outs across South India. It is headquartered in Chennai, with offices in Hyderabad, Visakhapatnam and Rajamahendravaram.
The climate answer, briefly
Coimbatore sits near the Palakkad Gap and enjoys a noticeably more moderate climate than the rest of inland Tamil Nadu. Salem and Erode are hotter and drier. Tiruppur sits between them. None of the four is coastal, none carries a salt load, and none sustains the multi-week saturation that forces a blanket BWP specification.
So the grade table is close to the national standard, with one downgrade available and one upgrade worth buying.
| Location | Grade | Note |
|---|---|---|
| Kitchen sink cabinet, base units, utility | BWP to IS 710 | Standard rule. Plumbing risk is climate-independent. |
| Kitchen wall cabinets | BWR to IS 303 | Standard rule. No coastal upgrade needed. |
| Bathroom vanity | BWP to IS 710, or WPC | Standard rule. |
| Wardrobes, TV units, study | Commercial MR | Adequate. This is where large houses generate most of their carcass volume, so it is also where over-specification costs the most. |
| Ground-floor joinery in an independent house | BWR to IS 303 | Upgraded. Ground-floor units in a standalone house sit closer to soil moisture and are more exposed to washing water than the equivalent unit in a third-floor flat. |

Why scale is the real story here
In a compact apartment, choosing BWP where BWR would do costs a modest amount. In a four-bedroom independent house with a puja room, a formal living area, a family lounge and utility joinery, the same decision repeats across a much larger quantity of board — and the difference between a correct and a lazy specification stops being a rounding error.
This is why, in this belt specifically, the quantity column deserves as much scrutiny as the grade column. Two quotes can name identical grades and differ by lakhs purely on how the square footage was measured and whether internal drawer units were priced separately or absorbed into a per-square-foot rate. A quote that says "wardrobes: 420 sq.ft @ ₹1,450/sq.ft" is not a specification, it is a total wearing a specification's clothes.
The textile-air question
Tiruppur and Erode are dense textile and dyeing centres, and Coimbatore has a long engineering and pump-manufacturing base. Homes in these cities take in more airborne fibre and fine particulate than a residential-only city would.
Fibre lint is not abrasive in the way mining grit is, so it does not chew hardware mechanisms the way it does in the Ballari corridor. What it does is settle, and settle persistently, in open joints and exposed runners. The correct response is not a change of board grade — it is a preference for concealed channels over exposed ones, and for closed storage over open display in rooms adjacent to the street.
What to write into the document
Because so much of the risk here is quantity rather than grade, the BOQ must carry both: the grade named against every line (BWP to IS 710, BWR to IS 303, MR to IS 303, with brand), and the measurement basis stated once and applied consistently. On villa-scale work, the measurement basis is where the disagreements actually happen. Reading an interior BOQ works through what an enforceable line contains.
Material Grades: Choosing the Right Plywood
Selecting the wrong wood grade for a specific area is the primary cause of premature interior failure. Here is the full hierarchy:
| Grade | Standard | Water Resistance | Best Used For |
|---|---|---|---|
| BWP (Marine Ply) | IS 710 | Boiling water — no delamination | Kitchen sink cabinet, utility storage, bathroom vanities, wet-wall units |
| BWR Plywood | IS 303 | High humidity + splashes | Kitchen wall cabinets, dining crockery units, dry overhead storage |
| Commercial / MR | IS 303 (MR) | Humidity only — no direct water | Bedroom wardrobes, TV units, study desks |
| HDHMR | None of its own; some are certified as HMR-grade MDF (IS 12406) | High moisture resistance | Wardrobe shutter doors, kitchen shutters (high-gloss / PU finishes) |
| MDF / Particle Board | IS 12406 (MDF), IS 3087 (particle board) | Poor — swells permanently | Low-wear vertical partitions only; avoid in kitchens entirely |
Rule: BWP IS 710 for any unit within 1 metre of a water source. BWR IS 303 for wall cabinets above the splash zone. Commercial MR for all dry rooms.
Common Hidden Costs to Clarify Upfront
Most interior quotations exclude these items. Ask your contractor to address each one in writing before signing:
- Electrical modifications — extra points, conduit runs inside false ceilings, distribution board shifts: ₹40,000–80,000.
- Civil & wall changes — partition demolition, door-frame relocation, replastering: priced per running foot; budget ₹500–900/rft.
- Kitchen countertop slab — quartz or granite purchase + laying is almost always excluded from the kitchen quote: ₹50,000–1,20,000.
- Utility enclosure — weather-resistant BWP cabinet for the utility/service balcony: ₹18,000–35,000.
- GST — 18% on all materials and services. Confirm whether the quoted price is inclusive or exclusive.
- Transport & packing — factory-to-site delivery charges for large joinery panels: ₹8,000–20,000 depending on distance.

Frequently asked questions.
Our house is a large independent villa. Does that alone justify BWP throughout?
No. Size increases the quantity of board, not the moisture exposure of a bedroom. Blanket BWP on a villa is the single most expensive unnecessary upgrade available in this belt, precisely because the quantity is large. The ground-floor upgrade in the table is the exposure-based adjustment worth making.
Does Coimbatore's milder climate mean we can use MR in the kitchen?
Not in the base units or under the sink. Those are wet from use and plumbing, not from weather. Coimbatore's climate earns you the wall-cabinet line at BWR rather than BWP, which is a genuine saving, and nothing below the counter.
We are in Tiruppur near dyeing units. Is there a corrosion risk to hardware?
Treat it as worth asking about rather than assuming. Textile processing areas can carry chemical load in the air, and if your site is immediately adjacent to active units it is reasonable to specify better-finished hardware as a precaution. That is a site-specific judgement, not a blanket rule for the city.
Why does measurement basis matter so much on a large house?
Because a small difference in how carcass area is counted — whether shutters, internals and returns are measured separately or once — compounds across hundreds of square feet. On a compact flat it is a minor discrepancy. On villa-scale joinery it is the largest single source of unexplained variation between quotes.
On a large house, the material argument is usually settled in five minutes. The money is decided in the quantity column, and that is the column most quotations are vaguest about.
AlcorOne itemises both — grade and standard on every line, measurement basis stated once and held to. Send us your floor plan and we will show you where a villa-scale quote hides its variation.
Villa-scale joinery, line by line.
On a large house the grade table matters less than the quantity table. We itemise both.
