Enclosing the Balcony: The Frame

Many homeowners choose to enclose their balconies to create an extended living space or a quiet reading nook. However, standard aluminum frames often leak during horizontal, driving rain.

  • UPVC is Superior: Unplasticized Polyvinyl Chloride (UPVC) frames are far superior to standard aluminum for coastal areas. UPVC does not rust, it is highly rigid, and the corners are fusion-welded (melted together), creating a 100% watertight seal.
  • Wind Pressure: High-rise apartments in areas like Rushikonda experience massive wind loads during storms. Your UPVC installer must use internal steel reinforcements (galvanized iron channels inside the UPVC profile) to prevent the frame from bowing or shattering under wind pressure.

The Glass: Safety First

Never use standard annealed glass for a balcony enclosure in a cyclonic zone.

You must specify Toughened (Tempered) Glass (minimum 6mm to 8mm thickness depending on pane size). Toughened glass is thermally treated to be 4 to 5 times stronger than normal glass. If it is somehow struck by flying debris, it shatters into small, blunt pebbles rather than lethal, sharp shards.

Balcony Woodwork & Storage

If you are building a seating unit, a bar counter, or a storage cabinet on a semi-open balcony, standard materials will fail immediately.

  1. The Core: Standard plywood or MDF will swell and rot after one monsoon season. You must use BWP Marine Plywood (IS 710) or WPC (Wood Plastic Composite) boards for all balcony furniture. WPC is completely immune to water.
  2. The Hardware: Because the balcony is exposed to the highest concentration of salt air, you must explicitly demand SS 304 grade stainless steel for all hinges and drawer channels to prevent rapid rusting.

Material Grades: Choosing the Right Plywood

Selecting the wrong wood grade for a specific area is the primary cause of premature interior failure. Here is the full hierarchy:

Are sliding or casement (openable) windows better for cyclones?

Casement (hinged) windows generally seal tighter against wind and driving rain than sliding windows, which have tracks that can occasionally allow water to overflow if the weep holes get clogged with dirt.

What flooring is best for an open balcony?

Avoid polished marble or smooth tiles, which become dangerously slippery when wet. Use exterior-grade, anti-skid vitrified tiles or textured natural stone (like rough-cut granite) for safety and durability.

Can I use wallpaper on an enclosed balcony wall?

We advise against it. Even in enclosed balconies, the temperature fluctuations and high ambient humidity in Vizag can cause wallpaper glue to fail and peel. Opt for textured exterior paint or stone cladding instead.

What warranty does AlcorOne give on its interior work?

Three tiers, stated separately because they cover different things and expire at different times. Ten years on the plywood carcass from the date of handover, against delamination, borer attack and manufacturing defect in the board — conditional on the grade specified in the signed BOQ being the grade supplied and installed. One year on installation and workmanship: alignment, levelling, fixing, edge-banding and similar. Hardware, fittings and appliances carry the manufacturer's own term, and AlcorOne registers that documentation in the client's name at handover and facilitates the claim. Not covered under any tier: water ingress originating from base-building or plumbing defects outside AlcorOne's scope; damage from misuse, unauthorised modification, or third-party work carried out after handover; and normal wear to finishes.

A beautiful balcony is a highlight of Vizag living, but it must be engineered to respect the raw power of the coastal weather. Flimsy materials will not survive the monsoon.
