Bands assume a property in reasonable handover condition. Active seepage, out-of-plumb walls or hollow flooring found at survey are quoted as separate rectification rather than absorbed into the joinery rate.
Bengaluru and Chennai bands are the same figures, but the specifications behind them differ: Chennai carries wider marine-grade coverage for coastal humidity, while Bengaluru's premium is labour and freight. Same number, different reason.

Bedroom wardrobes and TV units are correctly specified in MR or BWR. A quote charging marine grade across the whole home is padding.
