Brigade Cornerstone Utopia is a 47-acre Brigade Group development on Varthur–Gunjur Main Road at Gunjur Village, Whitefield, Bengaluru 560087, with possession from December 2022. The Paradise Block studio is the smallest format on the site, and its two published areas are further apart than most buyers expect.

Why that gap decides your quotation. A contractor quoting a flat per-square-foot rate on the super built-up figure is pricing 510 sq ft of work into a home with 317.75 sq ft of floor. On this unit that is a 60% overstatement before a single material is named. It is the same trap that turns a ₹15 lakh expectation on a larger flat into a ₹22–25 lakh quotation, and on a studio it is proportionally worse, because the fixed costs — the kitchen, the toilet, the electrical distribution — do not shrink with the floor area. Ask which figure any rate is applied to before you compare two quotations. An itemised BOQ against measured carpet area is the only version that can be checked.
Studio Type 1 is planned as a single combined living and bedroom volume with a separate kitchen, a toilet and a balcony, on the block registered as RERA PRM/KA/RERA/1251/446/PR/210219/003926.
A studio is not a scaled-down apartment. Every decision is a trade against another function in the same volume, which is why the planning has to be settled before any joinery is cut.
Sleeping, sitting and eating share a single volume. The furniture has to zone the space without walling it off, or the room reads smaller than its floor area.
There is no spare footprint for full-depth wardrobe runs. Height is the only spare dimension, which pushes storage to full-height joinery and loft-level capacity above the door lines.
The kitchen, the toilet, the waterproofing and the electrical distribution cost close to what they would in a 2BHK. Per square foot, a studio always prices higher than a larger unit — that is arithmetic, not a markup.
Light arrives from a single face. Finish and colour decisions carry more weight than they would in a unit with cross-light, and dark joinery has to be placed deliberately rather than by preference.
A 3D walkthrough of the Studio Type 1 layout, used to settle zoning, joinery positions and the finish language with the owner before anything is fabricated. This is a visualisation rather than footage of a completed unit — on a studio it is the cheapest place to discover that a plan does not work.
