1. What a 2BHK interior actually costs in Chennai

Interior costs in Chennai get discussed three ways — a lump-sum package, a per-square-foot rate, or a per-room breakdown. All three are useful, but only once you know what sits inside the number. Chennai runs about 5% above Hyderabad on the same specification, and coastal humidity makes BWP/IS 710 and SS 304 hardware non-optional rather than an upgrade.

Typical cost ranges by finish level

2BHK, 1,000–1,200 sq ft — Chennai
Finish levelApprox. costWhat it usually includes
Basic / essential₹6.3–9.5 lakhModular kitchen (basic laminate), 2–3 wardrobes, minimal false ceiling, standard painting
Standard / mid-range₹10.5–15.8 lakhFull modular kitchen with better hardware, all wardrobes, false ceiling in key rooms, upgraded electrical, quality paint
Premium₹16.8–26.3 lakhHigher-end hardware brands, veneer/acrylic finishes, elaborate false ceiling, designer lighting, loose furniture
Luxury / custom₹26 lakh+Imported fittings, extensive civil modifications, home automation, bespoke furniture

Basis: AlcorOne execution rates as of , exclusive of GST. Derived from our Hyderabad execution rates at the Chennai differential of about +5% described above. Indicative range for planning; the binding figure comes from an itemised BOQ against the actual site measurements and specification.

The ₹10.5–16 lakh headline band quoted at the top of this guide is the standard row. For most Chennai apartments in the 1,000–1,300 sq ft range that is enough for a genuinely well-built, comfortable home if the money is allocated correctly. It is not enough to also have designer feature walls, imported hardware and premium finishes in every room.

Cost per square foot: a useful but incomplete metric

Contractors in Chennai typically quote ₹1,250–₹2,300 per sq ft depending on scope. A 1,100 sq ft 2BHK at ₹1,500/sq ft lands around ₹16.5 lakh — but that number is close to meaningless without knowing what was measured (carpet area vs. built-up area) and what is included.

Two contractors quote “₹1,400/sq ft” for the same 1,100 sq ft home. Contractor A measures against carpet area and includes false ceiling and electrical. Contractor B measures against built-up area and excludes electrical entirely. The final invoices can differ by ₹2–3 lakh even though both quoted the same rate.

Where a ₹12.6 lakh budget actually goes

Sample allocation, standard specification — Chennai
CategoryApprox. allocationApprox. amount
Modular kitchen (incl. hardware)25–28%₹3.2–3.6 lakh
Wardrobes (2–3 rooms)20–22%₹2.5–2.8 lakh
False ceiling + electrical12–15%₹1.5–1.9 lakh
Painting + civil touch-ups8–10%₹1.1–1.3 lakh
Additional storage (utility, foyer)6–8%₹0.8–1.0 lakh
Lighting fixtures5–7%₹0.7–0.9 lakh
Contingency reserve8–10%₹1.1–1.3 lakh
Miscellaneous (transport, site protection, GST buffer)5–6%₹0.6–0.8 lakh

2. What Chennai quotes commonly exclude

This is the most financially consequential thing on the page, because it is invisible until the project is already underway. Contractor A quotes ₹11.5 lakh, Contractor B quotes ₹14.5 lakh, and A looks like the better deal — until you request a detailed Bill of Quantities and find the two are not comparable documents.

What gets left out of an attractive quote

Common exclusions and what they cost if added mid-project — Chennai
Often excludedTypical additional cost if added later
Electrical modifications (new points, rewiring)₹26,000–₹63,000
Civil work (wall breaking, plumbing shifts)₹16,000–₹53,000
False ceiling changes/additions₹42,000–₹1,26,000
Quartz/granite countertops (vs. laminate)₹32,000–₹84,000
Kitchen appliances (chimney, hob)₹42,000–₹1,58,000
Premium hardware upgrade₹21,000–₹74,000
GST (18% on services)Often 10–18% of contract value
Transportation and logistics₹5,000–₹16,000
Site protection during work₹5,000–₹11,000

Add even half of these to a low base quote and it quietly reaches the figure the higher quote named at the outset — except now you are negotiating extras mid-project, with far less leverage than you had before signing.

How to actually compare two Chennai quotes:

  • Request a line-item BOQ from every contractor, not a lump-sum figure.
  • Check whether GST is included or added separately.
  • Confirm whether electrical and civil work are in scope or excluded.
  • Ask what hardware brand and grade is specified — “hardware included” can mean a ₹200 hinge or a ₹1,200 hinge.
  • Confirm the area basis in writing: carpet area and built-up area on the same flat can differ by 20–25%.

3. The Cost of Coastal Engineering

When budgeting for 2BHK Interior Cost in Chennai, standard pricing models don't always apply. The city's intense heat and coastal humidity mean that cutting corners on core materials will cost you heavily in repairs within a few years. We strongly advise allocating your budget toward IS 710 Boiling Water Proof (BWP) marine plywood and strictly SS 304 grade stainless steel hardware.

4. Where to Spend vs. Where to Save

Invest your money in the structural skeleton of your home. High-suction chimneys, waterproof base cabinets, and insulated false ceilings (to combat Chennai summers) are non-negotiable. You can save money by opting for high-quality laminates in dry areas instead of expensive PU or acrylic finishes.

5. Transparent BOQ

Often, initial low quotes in Chennai exclude essential protective treatments, like anti-termite bases and SS hardware upgrades. At AlcorOne, our Bill of Quantities (BOQ) is 100% transparent. You will see exactly what grade of plywood and hardware is going into your 2BHK Interior Cost project before any work begins.

What the warranty actually covers

A cost figure is only half the question; the other half is what happens after handover. AlcorOne's warranty on interior work in Chennai runs in three tiers, stated separately because they cover different things and expire at different times — a single headline figure would misrepresent all three.

AlcorOne warranty tiers, running from the date of handover
TierTermWhat it covers
Carcass — plywood10 yearsDelamination, borer attack and manufacturing defect in the board of modular kitchens, wardrobes and fixed joinery built by AlcorOne. Conditional on the board grade specified in the signed BOQ being the grade supplied and installed — BWP to IS 710 in wet zones, BWR to IS 303 above splash lines. This tier covers the board itself and nothing else.
Installation and workmanship1 yearDefects attributable to how the work was built and fitted — alignment, levelling, fixing, edge-banding and similar.
Hardware, fittings and appliancesManufacturer's own termHinges, channels, drawer systems, electricals, sanitaryware and appliances carry the vendor's own warranty — Hettich, Blum, Häfele and Ebco each publish their own mechanism terms. AlcorOne registers that documentation in the client's name at handover and facilitates the claim.

Not covered under any tier: water ingress originating from base-building or plumbing defects outside AlcorOne's scope; damage from misuse, unauthorised modification, or third-party work carried out after handover; and normal wear to finishes. The full terms are on the Terms of Service page.

Read a headline warranty number in this category the same way. A ten-year figure quoted on its own is almost always the carcass tier alone, with installation sitting at one to two years beneath it. Ask any contractor which of those years are theirs and which are the brands'.

Frequently asked questions.

Does the cost include SS 304 hardware?

Yes, in Chennai, we consider SS 304 rust-proof hardware mandatory. It is included in our standard premium pricing.

Why is interior work more expensive in coastal areas?

The constant salt air requires specialized materials like BWP marine plywood and stainless steel hinges, which have a slightly higher initial cost but prevent premature rotting and rust.

Who produces the design and 3D visualisation?

AlcorOne is an execution-first contractor, so design is produced by our partner architects, designers and consultants rather than an in-house studio. If you already have drawings from your own architect we build to them and there is no design charge at all. If you need drawings, we introduce a partner and their fee appears as its own line in the BOQ, so you can see exactly what is design and what is execution.

What warranty does AlcorOne give on its interior work?

Three tiers, stated separately because they cover different things and expire at different times. Ten years on the plywood carcass from the date of handover, against delamination, borer attack and manufacturing defect in the board — conditional on the grade specified in the signed BOQ being the grade supplied and installed. One year on installation and workmanship: alignment, levelling, fixing, edge-banding and similar. Hardware, fittings and appliances carry the manufacturer's own term, and AlcorOne registers that documentation in the client's name at handover and facilitates the claim. Not covered under any tier: water ingress originating from base-building or plumbing defects outside AlcorOne's scope; damage from misuse, unauthorised modification, or third-party work carried out after handover; and normal wear to finishes.

Designing a home for Chennai's extreme coastal climate requires highly specialized knowledge, intelligent space planning, and flawless execution.

At AlcorOne, we specialize in delivering premium, factory-finished modular interiors that are heavily engineered to withstand heat, humidity, and salt air. Bring us your architect’s drawings and we will build to them — or we will introduce one of our partner architects and designers to produce them alongside the build. Ask for an itemised BOQ and take the first step toward a smarter, more durable home.
