The Annual Interior Maintenance Checklist

Almost everything that gets reported as an interior failure two years in is a maintenance failure — a hinge nobody tightened, a mechanism full of dust, silicone that cracked and let water behind a counter. None of it is covered by any warranty, and all of it takes an afternoon a year to prevent.

Why this list exists

Fitted interiors are mechanical objects. Hinges hold alignment under load, drawer channels run on bearings, silicone joints flex, and every one of those degrades on a predictable schedule. In Hyderabad three local factors accelerate it: fine dust, summer heat, and hard water. Nothing here is difficult. It is simply nobody's job unless you make it yours.

Monthly, and it takes ten minutes

  • Wipe down drawer channels and soft-close mechanisms in the kitchen. Dust plus kitchen grease is what makes a smooth drawer stiff, and stiffness is what people report as hardware failure.
  • Check under the sink with a torch: the trap, the connections, the base of the carcase. Slow leaks are silent for weeks and then structural. This single check prevents the single most common serious failure in a modular kitchen.

Before summer

Heat works on adhesives, sealants and anything in direct sun.

  • Inspect edge banding on shutters that get direct sun, particularly on west elevations. Lifting caught early is a repair; ignored, moisture gets into the core.
  • Check panels and laminates on sun-struck walls for bubbling or separation.
  • Service or clean AC units and check the drain routing, because a blocked condensate drain in a false ceiling shows up as a ceiling stain and then as damage to what is below it.
  • Confirm curtain and blackout layers still run freely before the season you actually need them.

Before the monsoon — the important one

This is the check that saves the most money in Hyderabad homes, because water gets in once and damages repeatedly.

  • Balcony drains. Clear them. A blocked balcony outlet backs water into the room, and it will find the base of whatever is fitted against that wall.
  • Window and door seals, especially on the elevation that takes driving rain. Test with a hose if you can.
  • External wall junctions and any past seepage marks. If seepage has appeared before, it will return — deal with the wall, not the stain.
  • Silicone joints at counters, sinks, basins and shower kerbs. Cracked silicone is a five-minute fix and the entry point for water behind stone.
  • Waterproofing in the utility and bathrooms, if anything has been altered since it was done.

Once a year, an afternoon

  • Tighten and align every hinge. Doors sag under their own weight; a quarter turn restores the gap. Uneven shutter gaps are almost always adjustment, not manufacture.
  • Adjust drawer runners so fronts sit flush, and clean the rails properly.
  • Check loft and overhead unit fixings. Anything loaded above head height deserves a deliberate look at how it is held to the wall.
  • Reseal stone where the supplier recommends it, particularly around sinks and hobs.
  • Inspect wardrobe internals for any musty smell, which signals moisture before you can see it.
  • Test every socket and switch added during interiors, and look at the distribution board for anything that trips more than it should.
  • Look behind and under the heavy furniture you never move. This is where seepage, borer dust and leaks are discovered late.

Signs to act on immediately

Some things do not wait for the calendar:

  • Fine powder near timber, particularly in small piles. That is borer or termite activity and it spreads — the sooner it is treated the smaller the loss.
  • A swelling carcase edge, which means water is already present and the source is still active.
  • A shutter that suddenly fouls after months of behaving, which usually means a fixing has moved rather than a hinge having failed.
  • Any stain appearing on a false ceiling. There is water above it; find the source before repainting over it.

What to get at handover so this is possible

You cannot maintain what you cannot identify. At handover, ask for the material schedule naming boards, laminates and stone, the hardware list with brand and series, care instructions for each surface type, and the invoices. Where a manufacturer specifies a particular cleaner or forbids one, that belongs in the same file. The honest cost of skipping it

A year of no maintenance costs nothing and shows nothing. Three years of it produces sagging shutters, stiff drawers, dull stone, cracked silicone and, if a leak went unseen, a carcase to replace. The interiors did not fail early; they were simply never adjusted. An afternoon a year is the whole intervention.

How often should hinges be tightened?

Once a year is a reasonable rhythm for a normal household, sooner for heavy shutters and high-use doors. Uneven gaps between shutters are the tell, and adjustment rather than replacement is almost always the answer.

Is an annual maintenance contract worth paying for?

It depends on how much of the list you will do yourself. The value in a paid visit is the parts most people skip — loft fixings, silicone renewal, stone sealing, alignment across every unit. Ask what a visit specifically includes rather than buying a label.

What is the single most valuable check?

Under the kitchen sink, monthly, with a torch. Slow leaks are silent, they destroy the carcase from the bottom edge upward, and they are excluded from warranty as a maintenance failure. Nothing else on this list protects as much value for as little effort.

Do I need to reseal granite every year?

Follow the supplier's guidance for the specific stone and sealer rather than a general rule. What is universal is watching the areas where water habitually stands — around the sink and hob — since those dull first.

My drawers have become stiff. Is the hardware failing?

Usually not. Dust and grease in the channels is the common cause in Hyderabad, and cleaning restores them. If cleaning and adjustment do not fix it, then look at the mechanism — and check whether it is still under a manufacturer warranty, which needs your invoice.
