# Hospitality work is a repeatability problem.

One good guest room is a sample. Twenty or forty rooms delivered to the same standard, on a programme that never closes more inventory than agreed, is a hospitality fit-out. In a river and pilgrimage city where occupancy spikes hard, when rooms come back online matters as much as how they look.

## How a hospitality scope *is run.*

Guest-room joinery takes abuse no home imposes — luggage against skirting, wet towels on vanities, daily chemical cleaning. Sealed machine-banded edges, moisture-resistant substrates, surfaces repairable in place.

### Working around guests

Noise windows, access routes and worker circulation agreed with your operations team before mobilising. A fit-out generating guest complaints has failed whatever the finish quality.

### What we would not claim

Per-key delivery experience. If your project needs a contractor who has repeated forty keys before, that is a legitimate requirement we do not currently satisfy.

### Room count and key types

Two key types across thirty rooms is a repeatable programme. Eight key types across thirty is largely bespoke work, and priced as such.

### Live or vacant

A vacant property can be worked continuously. A trading hotel means restricted hours, guest-facing hoarding and a phasing plan — typically 20 to 40% longer for identical scope.

### Inventory tolerance and season

How many rooms you can afford out of service, and when. Here that answer changes with the festival and pilgrimage calendar, so the programme is built around your revenue peaks.

### Lodges and serviced apartments

Much of this city's accommodation stock is lodges and serviced apartments rather than branded hotels. That scope sits closer to the residential work we have actually delivered, and our record is more relevant to it.

### Have you delivered a hotel fit-out in Rajamahendravaram?

It should drive it. Occupancy in this city spikes around river festivals and pilgrimage periods, so taking rooms out of service in the wrong month costs far more than the fit-out saves. We would build the block sequence around your revenue calendar rather than around our own convenience.

### How is guest-room joinery specified differently from residential?

For abuse and for cleaning rather than appearance. Luggage impact on skirtings and bed bases, wet towels on vanity tops, and daily chemical cleaning are loads no home imposes. That means moisture-resistant substrates, fully sealed machine-banded edges with no open joints, and surfaces chosen so a damaged panel is repaired in place rather than requiring the room to be stripped.

### What does a hospitality fit-out cost here?

There is no useful published rate: cost per key swings with key count, number of key types, whether the property is live, and how much public-area scope is included. We price from a BOQ after surveying the property, with rooms costed per key type and public areas costed separately, so the repeatable component is visible distinctly from the bespoke one.
