# Six delivered commercial projects, with the durations attached.

Most fit-out portfolios are photographs. A photograph tells you a space was finished well; it tells you nothing about whether it was finished on time. Every project below carries its format, its location and — where we recorded one — the actual delivered duration. The last section lists what we have not built in this city, because that is part of the same answer.

## Delivered *in Hyderabad.*

Durations run from site handover to snag closure. Where we did not record one, the entry says so rather than reconstructing a number that would look plausible.

**300 sq ft · 4 weeks.** Aparna Neo Mall, Shamshabad. A mall unit, which means a separate fit-out approval with its own drawing standards, barricading rules, permitted working hours and refundable deposit — constraints that do not exist on a standalone unit and that sit on the critical path.

## The part worth *reading twice.*

Three of the six are the same brand at three separate sites. That is a different claim from three unrelated projects, and it is the one most relevant if you are opening more than one location.

One delivered project shows a firm can build. The same brand standard delivered three times — Kokapet, Mokila and Q City — shows the specification, the vendor base and the supervision model survive repetition. Repeatability is a separate capability from competence, and it is the one a rollout actually buys. It is also the hardest part of a portfolio to manufacture, because three sites for one brand means the client came back twice.

**What we would tell you about our own record.** We did not record durations for the three La Pino’z outlets, and we are not going to reverse-engineer them now. That is a gap in our record-keeping rather than a claim, and we would rather show it than quietly fill it. The durations we do publish — 4, 6 and 10 weeks — are the ones we actually measured.

## How to read *anyone’s case study.*

Including ours. Three things to look for, and the absence of any of them is itself the finding.

### A floor area

Without it you cannot judge whether the project resembles yours. “A corporate client” and “a large workspace” are not areas. If a firm will not state one, ask why.

### An actual delivered duration

Not a promise, not a typical range, and not “delivered within the committed timeline” — a number of weeks that was measured after the fact, with a stated start and end point. Ours run from site handover to snag closure; ask what theirs run from.

### Enough format detail to compare constraints

A mall kiosk and an office at the same rate per sq ft are different jobs. Approval route, services intensity and permitted working hours change the programme far more than finishes do.

### Then ask what is not in the study

What was the variation position at handover. Whether the BOQ held. What happened when strip-out revealed something unpriced. No published case study volunteers these, and every honest contractor can answer them.

## What we have *not built.*

This section exists on purpose. A page that lists only wins is an advertisement; the gaps are what let you judge whether we fit your project.

An honest statement of scope limits as at 15 August 2026. Where a format or corridor is absent from our delivered record we say so here rather than leaving you to infer it from a portfolio. Both Aparna Zicon entries elsewhere on the site are unbuilt design proposals; the seven-site branch programme in West Godavari and Eluru districts is in progress rather than delivered, and is outside Hyderabad.

Across nine competing Hyderabad commercial firms we researched, we could not find one publishing a project that paired a named project with both a floor area and a real delivered duration. That is why this page leads with four weeks, six weeks and ten weeks rather than with adjectives — and why it is willing to publish the list above.
