# Hospitality work is a repeatability problem.

One beautiful guest room is a sample. Forty rooms delivered to the same standard, on a programme that never closes more inventory than agreed, is a hospitality fit-out. We treat the room as a product to be repeated and the public areas as the coordination problem they actually are.

## How a hospitality scope *is actually run.*

We should be straight about the starting point: AlcorOne has delivered offices, homes and F&B in Chennai, but not yet a hotel here. What follows is how we would run the programme and the disciplines it borrows from work we have completed.

### Prototype room first

One room is built, reviewed and signed off before the rest are fabricated. Dimensions, finishes, socket positions and hardware are locked there. A problem found in room one costs a week; the same problem found in room thirty costs the programme.

### Floor-by-floor phasing

Work is released in blocks so the number of rooms out of inventory at any moment is your decision rather than a consequence of our sequencing. Hoarding, access and noise windows planned per block.

### Public areas coordinated

Lobby, reception, corridors and F&B areas involve joinery, stone, glass, lighting and signage interacting in one volume. Sequenced against a single programme rather than each trade arriving when free.

### Durability over showroom finish

Guest-room joinery takes abuse no home imposes — suitcases against skirting, wet towels on vanities, daily chemical cleaning. Sealed machine-banded edges, moisture-resistant substrates, surfaces repairable in place.

### Coastal-grade where it earns it

Sea-facing rooms and outdoor-adjacent areas need BWP IS:710 substrate and stainless hardware, moving to SS 316 in severe exposure. Inland-facing rooms in the same building often do not, so the property gets surveyed rather than blanket-specified.

### Working around guests

Noise windows, service-lift access, debris routes and worker circulation agreed with your operations team before mobilising. A fit-out generating guest complaints has failed whatever the finish quality.

## What we ask for *before pricing.*

Hospitality scopes vary enormously. These four inputs move the programme and cost more than anything else.

### Room count and key types

Two key types across forty rooms is a repeatable programme. Eight key types across forty is largely bespoke work, and priced as such.

### Live or vacant

A vacant property can be worked continuously. A trading hotel means restricted hours, guest-facing hoarding and a phasing plan — typically 20 to 40% longer for identical scope.

### Inventory tolerance

How many rooms you can afford out of service at once. That single number sets block size, and therefore total duration.

### Exposure zone

Chennai's coastal belt along ECR and the Marina side needs heavier specification than inland properties. We survey rather than apply one grade throughout.

## Questions we *hear most.*

### Have you delivered a hotel fit-out in Chennai?

### Can you work while the property stays open?

Yes, floor by floor or block by block with hoarding, separate worker access and agreed noise windows. Expect roughly 20 to 40% longer than the same scope in a vacant property, because hours are restricted and set-up and clean-down happen daily rather than once. The maximum rooms out of inventory is agreed with you before mobilising — that number, not our labour capacity, sets the programme.

### Why build a prototype room first?

Because a guest-room fit-out is a repeated product and every error repeats with it. The prototype locks dimensions, finishes, socket and switch positions, hardware, and the housekeeping details that only surface when someone tries to clean the room. Finding a problem in room one costs a week. Finding the same problem in room thirty costs the programme and the budget.

### How is guest-room joinery specified differently from residential?

For abuse and for cleaning rather than appearance. Suitcase impact on skirtings and bed bases, wet towels on vanity tops, and daily chemical cleaning are loads no home imposes. That means moisture-resistant substrates, fully sealed machine-banded edges with no open joints, and surfaces chosen so a damaged panel is repaired in place rather than requiring the room to be stripped.

### Does a sea-facing Chennai property need different specification?

Yes, and it should be surveyed rather than assumed. Sea-facing rooms, balconies and outdoor-adjacent public areas need BWP IS:710 substrate and stainless hardware, moving to SS 316 in genuinely severe exposure; inland-facing rooms in the same building often do not. Blanket-applying the heaviest specification wastes money; blanket-applying the lightest means rust-bleed in the sea-facing bathrooms within a year, and a room out of service to fix it.

### Can you execute to an operator's brand standard?

Yes. We work to a designer's intent or an operator's brand manual, producing shop drawings, material submittals and a prototype for approval against it. Where a brand standard conflicts with coastal durability — a plated fitting specified for a sea-facing bathroom — we raise it in writing with an alternative rather than install a known failure.
