# Electrical and Plumbing Work for a Modular Kitchen in Hyderabad: Scope, Cost and Who Does What

A modular kitchen quotation prices cabinets. A working kitchen needs sockets in the right places, a drain that falls the right way, and a water line where the RO unit will sit. The gap between those two things is where most Hyderabad kitchen projects lose money and weeks — not because anyone cheated, but because nobody wrote down who owned it.

## Where the modular vendor's scope actually stops

A modular kitchen vendor manufactures and installs cabinets. That is the product. Across the Hyderabad market, cabinetry quotations cover base units, wall units, shutters, hardware, standard accessories and installation — and exclude the countertop, backsplash, sink, tap, chimney, hob and GST. Electrical modifications are quoted separately when they are quoted at all; the whole-project figure most contractors work to is **₹40,000 to ₹80,000** for extra points, conduit runs inside false ceilings and distribution board shifts.

None of that is dishonest. It is how the trade is structured: cabinetry is factory work priced per unit, while point work is site work priced per point and per running foot of chasing. The problem is that the two are sold at different times by different people, and the buyer is the only party present for both conversations.

So the useful question is not "is electrical included?" It is **"who owns the point schedule, and when does it get frozen?"** A vendor can legitimately exclude the electrical work and still own the drawing that tells the electrician where to put the points. Most disputes come from vendors who exclude both.

> Ask for one sentence in writing: "Who produces the point-marking elevation, and by what date must it be approved?" If nobody will answer that, the answer is you.

## The point schedule: what a Hyderabad kitchen is actually being asked to power

Builder-provided kitchen shells in Hyderabad gated communities come with a handful of standard wall points, and those points were positioned for a generic kitchen, not yours. Once a real appliance list exists, the count rises sharply — and more importantly, each point acquires a *position* that is dictated by the cabinet, not by the wall.

Heavy kitchen appliances need dedicated 16-ampere circuits with proper grounding; splitting an existing loop across several high-load appliances is what causes circuit overloads. Below is the appliance-by-appliance planning logic. The point counts are yours to set with your electrician — the column that matters here is **what constrains the position**, because that is the part a cabinet drawing can get wrong.

Appliance point planning — what fixes each position

Two positioning rules do the most work in practice. First, **every point gets a height and a horizontal offset from a fixed reference** — a wall corner or a door jamb — never "near the hob". Second, **no point is described by its appliance alone**; it is described by the cabinet bay it serves, because the cabinet is what will be in front of it.

## Why point positions must be frozen before carcass fabrication

This is the single sequencing fact that separates a smooth kitchen from an expensive one, and it is routinely misunderstood as "finalise before installation". It is not. It is **finalise before cutting**.

A modular carcass is not built on site. Panel sizes come off a cabinet schedule, get cut in a factory, edge-banded, and arrive as finished boxes. From the moment that schedule is released, the internal geometry of your kitchen is fixed: where a side panel lands, where a drawer box back sits, where a fixed shelf crosses the cabinet. A socket moved 150mm after that point does not move into empty space — it moves into a panel.

The correct order is short and unforgiving:

1. **Layout approved** — plan and elevation, with the chimney duct location and the window line verified against the tower's actual construction rather than the builder brochure.
2. **Appliance list locked** — including the ones you intend to buy "later". A dishwasher you plan to add in two years still needs its bay, inlet, drain and socket now.
3. **Point-marking elevation issued** — every point drawn on the wall elevation at a stated height and offset, cross-referenced to the cabinet bay it serves.
4. **Elevation signed by both trades** — the electrician and the kitchen vendor, on the same dated sheet.
5. **Chasing and wiring executed** to that sheet, then photographed *before* plastering. Open-wall photographs are the only record of where a conduit actually runs.
6. **Carcass released to the factory.**

Step five is the cheapest insurance in the whole project and almost nobody does it. Once the wall is plastered and tiled, the conduit route is invisible; a photograph with a tape measure in frame turns a future guess into a fact.

## Sink, tap and RO: the plumbing the cabinet quote assumes already exists

A cabinetry quotation that says "sink cabinet" is describing a box. The water going into it and the water leaving it are a different trade, and in Hyderabad apartments they are usually a different vendor.

Three separate things live in that one bay, and each has its own constraint:

- **The sink and tap.** Excluded from cabinetry quotes as standard — for a 10x10 kitchen, sink and tap together run **₹8,000 essential, ₹16,000 mid-range, ₹34,000 premium**. An under-mount sink also changes the countertop fabrication, not just the plumbing.
- **The RO unit.** Needs a cold-water tap-off, a reject-water drain connection, and power. All three land in or beside the sink cabinet, which is why that cabinet should be BWP IS 710 marine plywood — the grade rule across our material guidance is BWP for any unit within 1 metre of a water source.
- **The dishwasher, if there is one.** Inlet, drain and a dedicated 16A socket, in a bay 600mm wide, normally adjacent to the sink so the drain run stays short.

Where this goes wrong is rarely the pipe. It is the **order of operations against the countertop**. Tap holes, under-mount sink cut-outs and any surface-mounted RO faucet are stone fabrication items. Decide the RO faucet after the slab is cut and you are drilling finished quartz on site.

Pressure is the other quiet variable. Installing pressure valves or diverters is costed separately at **₹4,000 to ₹8,000** in Hyderabad projects, and it is worth asking the question early rather than discovering the RO underperforms after the cabinet is closed up.

## Drain relocation limits in a Hyderabad apartment

Water supply can be extended almost anywhere. Drainage cannot, and this asymmetry is the hard physical limit on kitchen layouts in apartments.

Waste drainage must maintain a **minimum gradient of 1:50** — a 1 cm drop for every 50 cm of horizontal run — to drain by gravity. Rerouting pipes too far without holding that gradient produces chronic blockages and foul odours. The consequence is arithmetic: every metre you move the sink away from the building's existing waste stack costs you 2 cm of fall, and that fall has to come from somewhere. In a flat with no floor build-up available, "somewhere" means a visible step, a raised cabinet plinth, or nothing at all.

Three limits stack on top of the gradient:

- **The stack is where the builder put it.** You are extending from a fixed point, not choosing one.
- **Shear walls cannot be cut.** In Mivan shear-wall towers, internal walls are often structural RCC and cannot be demolished, cut or altered under any circumstances. Core cutting where it *is* permitted runs **₹3,000 to ₹5,500 per hole** in an RCC wall.
- **Society rules bind the works, not just the design.** Gated community management controls debris disposal, working hours and gate passes, and those constraints shape how much wet work is realistic in one window.

Shifting the builder-provided sink position — line extensions under the floor, core-cutting, and laying waterproofing cement — costs **₹15,000 to ₹35,000** in Hyderabad. That is the number to weigh against "the sink would look nicer on the other wall". Often it is worth it. It is never worth it as a surprise.

## The classic failure: a live point behind a fixed carcass

Every experienced installer has seen it. The cabinets go in, the run looks perfect, and somewhere behind a fixed side panel there is a fully wired, fully live socket that nothing will ever plug into.

It happens in a predictable way. The electrician wires to a floor plan. The floor plan shows a kitchen "L" but not the *cabinet bays* within it. The vendor then optimises the bay widths for material yield — perfectly reasonable — and a 450mm bay becomes a 600mm bay. The socket that was going to sit inside an open bay is now behind a panel joint. Nobody did anything wrong; there was simply no drawing on which both decisions were visible at once.

Once it has happened, the options are all poor:

- **Cut an access hole in the carcass back panel.** Fastest, but it weakens the panel, it is visible from inside the cabinet, and in the sink run it breaches exactly the surface you paid BWP prices to keep intact.
- **Abandon the point and run a new one.** Honest and permanent, but it means fresh wall chasing at **₹90 to ₹130 per running foot** plus a new point at **₹350 to ₹550** — and re-plastering and re-tiling a wall that was finished last week.
- **Leave it buried.** Free today. It also means a live, inaccessible connection inside a cabinet, which is not a decision to make casually.

The prevention is the same in every case: a single elevation drawing showing cabinet bay divisions and point positions *on the same sheet*, frozen before the carcass is cut. That is the entire fix. It costs one drawing.

## What the electrical and plumbing side costs in Hyderabad

Two whole-project anchors are worth holding alongside these line items: a typical 3BHK carries **₹35,000 to ₹75,000** of electrical surcharge and **₹15,000 to ₹35,000** of plumbing surcharge beyond the base quotation. And **18% GST** applies on materials and services — confirm whether every figure you have been shown is inclusive or exclusive.

At handover, test it properly: turn on every switch, and check that all plug points — especially the heavy-duty sockets for the microwave and other high-load appliances — are functional and secure in the wall. Confirm the chimney's external cowl or louvers actually open when it is switched on.

## What the warranty actually covers

Almost every kitchen quotation in Hyderabad says "warranty included," and very few say who is giving it. A modular kitchen is four or five manufacturers' products assembled by a contractor, and the warranty is structured the same way. Read a headline warranty number in this category the same way. A ten-year figure quoted on its own is almost always the carcass tier alone, with installation sitting at one to two years beneath it. Ask any contractor which of those years are theirs and which are the brands'.

It depends entirely on whether a frozen, signed elevation drawing exists. With one, responsibility is traceable to whoever deviated from it. Without one, the electrician says he wired what he was told and the kitchen vendor says he built to the approved layout, and the homeowner pays for the fix. The single most valuable document in this part of the project is a dated point-marking elevation that both trades have signed.
