Carpet, Built-Up, Super Built-Up: Which Area Your Interior Quote Uses

Your sale agreement quotes one number. Your interior quotation may quote a per-sq-ft rate against a completely different one — and nobody will point out the difference unless you ask. Getting this straight before you compare quotes is worth more than negotiating the rate itself.

Three numbers, one apartment

Every Hyderabad apartment has at least three areas attached to it, and they are not interchangeable.

Carpet area is the net usable floor area inside your walls. The Real Estate (Regulation and Development) Act defines it precisely: the net usable floor area of an apartment, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah, and exclusive open terrace — but including the area covered by internal partition walls. Under RERA, this is the number a builder is required to sell against.

Built-up area adds the thickness of your walls and, depending on who is counting, your balcony.

Super built-up area adds a share of common spaces — lobbies, staircases, lift shafts, sometimes amenity blocks. This is the loaded number that historically appeared on brochures. The loading factor is a project-level decision by the developer, not a standard, which is exactly why you should read it off your own sale agreement rather than assume a market norm.

Interiors do not happen on super built-up area

You will never install a wardrobe in a lift shaft. Interior work happens on the floor, walls and ceilings inside your flat, and a serious quotation reflects that in one of two ways:

  • Per-unit pricing. Each cabinet, wardrobe, unit or ceiling area is measured and priced on its own. This is what our cost guides break down — see the modular kitchen cost guide for what per-unit costing looks like in practice.
  • Per-square-foot pricing against a stated area basis. Legitimate, but only if the quotation says which area, and for which scope. See interior cost per sq ft for how those rates are constructed.

The problem is the third option, which is common: a per-sq-ft rate with no stated basis. The rate looks competitive. The area it is multiplied by is the largest of the three numbers available. Nobody has lied to you, and the total is materially higher than the same work priced on measured surfaces.

The arithmetic that matters

You do not need our figures to see the effect — run it on your own quote. Take the per-sq-ft rate you were given and multiply it by the super built-up area in your brochure. Then multiply the same rate by the carpet area in your sale agreement. The difference between those two totals is the amount riding on a definition nobody wrote down.

This is also why two quotes with identical rates can differ by lakhs, and why comparing rates without comparing the area basis tells you almost nothing. Normalising quotes properly is its own exercise.

How to check it in an afternoon

  1. Get the carpet area from your sale agreement, not the brochure. Under RERA it must be stated there. Telangana projects are registered with TS-RERA and the registered particulars are a matter of record.
  2. Measure the rooms yourself. A tape and twenty minutes gets you within a few per cent. Measure wall to wall, room by room, and add them up. This total should be recognisably close to the carpet area you were given.
  3. Ask the contractor, in writing, which number their rate applies to. The answer should be immediate. Hesitation is the finding.
  4. Ask for the same scope re-quoted per unit. If the two totals are far apart, you have learned something about the rate.

What actually drives your interior budget

Once the area basis is settled, floor area turns out to be a weak predictor of interior cost anyway. Two 1,200 sq ft flats in the same tower can differ substantially, because cost follows surfaces and units, not floor:

  • Running feet of wardrobe and kitchen, which depends on wall availability, not floor area
  • Ceiling area treated — a full false ceiling versus perimeter cove work is a different quantity of material and labour
  • Material grade, which moves the number more than any of the above. A BWP marine plywood carcase and an MDF one occupy the same footprint at different costs — the board grade comparison covers why.
  • Hardware, where the brand and series decide both cost and how the unit feels in year five

An apartment with long unbroken walls costs more to fit out than a same-sized apartment chopped into windows and doors, because there is more wardrobe to build. Floor area does not see that. A measured, per-unit quotation does.

The short version

Ask one question before you compare any two interior quotations in Hyderabad: what area is this priced against, and does it match my sale agreement? If the quotation cannot answer it on its own — without a phone call — treat that as information about the quotation.

Which area should my interior quotation be priced on?

Ideally none of them — the strongest quotations are priced per unit, on measured surfaces, so there is nothing to dispute. Where a per-sq-ft rate is used, it should state explicitly which area basis it applies to, and that basis should be traceable to your sale agreement.

Does my balcony count in carpet area?

Under the RERA definition, an exclusive balcony or verandah is excluded from carpet area, as is an exclusive open terrace. That does not mean balcony work is free — if you are enclosing, tiling, adding a utility unit or waterproofing, it is scope, and it should appear as its own line in the quotation.

The builder gave me super built-up area only. What now?

Ask for the carpet area in writing; under RERA it belongs in your agreement for sale. In the meantime, measure the flat room by room. Your own tape is sufficient evidence to sanity-check any rate that is being multiplied by a much larger number.

Is a per-square-foot interior rate always a bad sign?

No. It is a reasonable way to give an early ballpark, and we use ranges ourselves for exactly that. It becomes a problem when it survives into the final quotation without a stated area basis and without a per-unit breakdown behind it, because at that point neither side can verify what was agreed.

Why does AlcorOne quote per unit instead of per square foot?
